Buying a property in Montmorency can be a daunting and difficult process. For many of us, buying property is something we only do a few times in our lives.
A buyers advocate (also known as a buyers agent or property finder) can be an enormous help when buying a home or investment property by:
- removing the stress and frustration of buying a home
- saving you time and allowing you to get your weekends back
- saving you from having to deal with the tactics of real estate agents
Questions such as “where can I find a home I can afford”, “am I paying too much?”, “where can I find someone to bid for me at auction” are easily answered with the assistance of a buyer’s agent specialising in the Montmorency area.
A buyers advocate can manage the entire buying process for you or, where you have found a property, negotiate on your behalf with the agent or bid at auction for you.
WE MAKE IT EASY to get your weekends back and find the perfect home or investment property in Montmorency for a LOW FLAT FIXED FEE. We guide you through the entire process, from selecting a home, market appraisal, negotiating/bidding to the final inspection, and help you purchase with confidence.
We also offer a service for vendors selling in Montmorency. We offer our Vendor Advocacy service to our sellers at NO CHARGE.
Montmorency Suburb Profile
Located 18km north-east of Melbourne’s CBD, is Montmorency, often referred to as ‘Monty’ by the locals. In fact, this nickname has been incorporated into some local business names. Monty’s local government area is the City of Banyule and was named after a local farm, Montmorency Estate. In the 1920s, the suburb consisted mostly of dairy and poultry farms in addition to orchards. The population then was only 200 and that already includes the weekenders.
The main commercial street in Montmorency is Were Street, where a three-storey high ornamental aeration windmill stands at the corner of Were Street and Rattray Road. Beautiful mosaic pictures are inlaid on the footpaths of Were Street, representing scenes from oral histories of the suburb.
The main commercial area is at Were Street where some national chain stores and franchises can be found. A second business precinct is on Grand Boulevard where small offices are situated. The Mountain View Road, on the other hand, features a lawn bowls club and a scout hall.
Montmorency boasts neighbourhood parklands, particularly in its south-east, as well as hilly parklands adjoining the Plenty River on its western side. Located at Montmorency Park, between Para Road and the Plenty River, is Montmorency Football Club’s playing field. Lower Plenty Football Club, another Australian rules football club, are also based at Montmorency Park. Montmorency also boasts 3 primary schools (Montmorency PS, Montmorency South PS and St Francis Xavier Catholic PS) and 1 high school (Montmorency Secondary College).
