Buying a property in Elwood can be a daunting and difficult process. For many of us, it is something we only do a few times in our lives.
A buyers advocate (also known as a buyers agent or property finder) can be an enormous help to make it easy to buy a home or investment property by:
- removing the stress and frustration of buying a home
- saving you time and allowing you to get your weekends back
- saving you from having to deal with the tactics of real estate agents
Questions such as “where can I find a home I can afford”, “am I paying too much?”, “where can I find someone to bid for me at auction” are easily answered with the assistance of a buyer’s agent specialising in the Elwood area.
A buyers advocate can manage the entire buying process for you or, where you have found a property, negotiate on your behalf with the agent or bid at auction for you.
WE MAKE IT EASY to get your weekends back and find the perfect home or investment property in Elwood for a LOW FLAT FIXED FEE. We guide you through the entire process, from selecting a home, market appraisal, negotiating/bidding to the final inspection, and help you purchase with confidence.
We also offer a service for vendors selling in Elwood. We offer our Vendor Advocacy service to our sellers at NO CHARGE.
Elwood Suburb Profile
Located south of the CBD around 8 kilometers away, the suburb of Elwood is part of the City of Port Philip with a population of 15,543 as of 2016. The area is well known for its beaches, Edwardian and Interwar architecture and leafy streets.
Elwood was originally a swampland but later became a working middle class suburb in the early 20th century. It has undergone a series of gentrification and since then, has become a sought-after beach destination in Melbourne.
In terms of housing, the area is popular for its large period houses dating back to the 1920s and 1930s. Many of them have art deco features and are located near the beach area.
Recreation
The suburb’s main shopping strip is Elwood Village. Restaurants and cafes can be found along Ormond Road.
Elwood may be lacking open space now but it has large reserves such as the Elwood Beach, Elwood Canal, and Point Ormond Reserve where people can do leisure activities.
Housing
Houses in the suburb are mix of architectural styles. These include Victorian mansions, Edwardian cottages and interwar apartment buildings. Some of the modern flats in the area were designed by architect Esmond Domey in 1930s.
Residents of Elwood are a mix of Australians, New Zealanders, British, Irish, Americans and Indians.
Schools
Families with children living in the suburb should not worry about schools as several are in place. Two primary schools exist, one run by a Catholic group while the other is a large public school. A secondary school is also available.
Transportation
Elwood can be reached by bus or private car. The tram line that used to ran through the suburb has been replaced by bus services. Bus routes serving the suburb include number 630, 923 and 246.
A Bayside Trail bicycle path is also available. Apart from commuters, the path is also used by rollerbladers.
