The suburb of Hadfield is situated 13 kilometers north of the CBD and is part of the City of Moreland local government area. This small community has a population of 5,366 as of 2011. Its name is believed to have been taken from Cr Rupert Hadfield who was a representative of the Broadmeadows Shire Council in the area.
Those looking to move to this suburb can find affordable homes as house prices here range from $335,000 to $550,000 (3-bedroom house) as of May 2015. Also in May, 25 properties were available for sale and 17 properties were available for rent. In the past year, a total of 121 houses and 13 units were sold.
The highest paid price for houses over the past year was $882,000 and $350,000 for units. The lowest price was $230,000.
Those who want to rent initially can also do so in Hadfield. The average rent for a house per week is $355 while the rent for units is $330 per week.
In terms of auction, the clearance rate for houses was 66.7 percent and 75 percent for units.
For the past five years, the yearly capital growth for houses was recorded at 13.59 percent while for units, it was -1.75 percent. The long term growth trend for houses is at 6.1 percent and 3.8 percent for units.
Dwelling structures vary in Hadfield although majority or 79.9 percent is a separate house type. The others are flats and semi-attached/terrace. Some 44.4 percent of homes in the suburb are fully owned while 23 percent are being rented.
Many people living in the suburb are aged from 20 to 39 years old (27.4 percent) and senior citizens (23.3 percent).
