Since the onset of lockdowns across Victoria almost 18 months ago, there’s been a surge in demand for secondary living space, particularly within Melbourne’s housing market.
Christina Karras from Herald Sun has highlighted “a massive 450 per cent spike in shed sales across Australia in the past 12 months, and a 50 per cent increase in Melbourne during the latest snap lockdown alone”. On top of demand for sheds among owner occupiers, many buyers are prioritising homes that include sheds or garages that can be converted into secondary living areas.
It’s well understood within the real estate sector that the addition of a shed has the potential to add value to a property. In this 2014 article, Jacqui Thompson from Domain shares some insights into why the installing a shed can be a great idea for property owners.
Property owners should always be mindful of the fact that some work requires a building contract (and potentially insurance for any contractors). Further information can be found on the What Work Requires a Building Contract? page of the Consumer Affairs Victoria website as well as the Planning and Building Permits page of the Victorian Building Authority.
It’s also a good idea to contact your local council about whether you require approval for work on your property.
