“Amenity suburbs” are the ones everyone wants. They provide easy access to public transport options, good schools, medical services and lifestyle facilities such as shops, cafes, restaurants and local parks. In Melbourne, these amenity suburbs are often found reasonably close to the CBD which means they come with a hefty price tag.

Toorak is a perfect example, boasting boutique shopping and dining venues, art galleries and theatres, medical clinics, walking trails and beautiful parklands just 7kms approximately from the CBD. But with a median price point around $3.9M for houses and $810K for units, the enviable Toorak lifestyle is beyond the reach of many home buyers. 

Still, there are some inner-city Melbourne suburbs providing excellent amenities which are often overlooked… suburbs which are far more affordable than the likes of Toorak, Glen Iris or South Yarra.

In a recent article published by Domain, Wendy suggests buyers consider Flemington. Flemington has a median price around $1,070,000 but features as many amenities as pricier suburbs including good public transport and a vibrant main street with an inner-city community vibe. 

The Domain article lists what it describes as Melbourne’s “high amenity suburbs” with Toorak, Glen Iris, Caulfield North and South Yarra showing (not surprisingly) the highest price tags. 

But also included in the list are Flemington (median house price $1,070,000), Coburg (median house price $1,090,000), Carlton (median house price $1,170,000) and Collingwood (median house price $1,187,500). Each of these suburbs had median unit prices of around $600K or less.
