Everyone says spring is the best time of year to sell property. But is it?
In fact, every season brings pros and cons to selling a home. Spring sees flourishing weeds and windy days, but no temperature extremes. Summer days can be scorching, but homes with pools look extra cool and inviting. Autumn is picturesque but leaves can clog gutters and cover driveways. And winter… well it might be miserably cold and wet, but indoors can feel even more inviting.
When you sell in winter there is generally less competition in the market. You can also be reassured by the fact that buyers inspecting your property on wet, dreary days are usually serious buyers who won’t waste your time.
If you’re thinking about selling in winter, you can add cosy appeal to your visual marketing materials and open inspections with these ideas:
Showcase your home’s heating systems. Light the luxurious gas fireplace or combustion heater, or turn on your ducted heating system before open inspections.
Cosy-up your home decor. Textured fabrics and warm colours add instant appeal when the weather is cold. Add chunky throw rugs, textured floor rugs and colourful cushions to create a snuggly vibe.
Use ambient lighting to your advantage. Switch on lights and lamps to lift the mood on grey days. Lamps are a great way to make a home feel intimate and warm.
Clean your windows. Attract as much natural light as possible with open curtains/blinds and sparkling clean windows.
Bake or make coffee before open inspections, or light scented candles. Delicious aromas in the kitchen create a homely feel. Lighting coffee or chocolate scented candles in your living space is an easy way to add a positive sensory experience.
Don’t forget about your outdoor living spaces. Ensure they are clean and tidy, place throw rugs and cushions in your alfresco, and if you have outdoor heating switch it on.
Serious buyers will love your cosy, intimate, warm winter home!
