For the suburb that you are looking to buy in, go into the real estate agency, walk past the sales guy/gal, sit down with the rental manager and ask them:
- If I was to buy a property in this suburb, what does it need to have?
- What do the renters come in and say they want?
- Do they want a garage?
- How many bedrooms?
- How many bathrooms?
Then go and buy that sort of property. You have an entire market that is already there, waiting for houses to rent. Do a bit of leg work and find out exactly what they want.
It’s all about feeding a starving crowd. Find out what they want so then you’ve got a far better opportunity to easily find a tenant for your property.
How many people do you know who approach the property manager first when buying an investment property, to ask them what sort of renters they have on their books and what sort of properties those renters are looking for in that area?
Makes sense, but not too many people think to do it.
