Do first impressions matter? 100% they do, especially when you’re selling a property!
Imagine being introduced to someone new and their clothes are stained, their face is dirty and their hair is long and lanky. Their glasses are broken and cobbled together with tape, and they’re carrying a stinky bag of household rubbish. Are you diving in to shake their hand with enthusiasm? Maybe not. Are you feeling put off and a little reluctant to engage further with this person? Very likely.
The same can be said about buyers’ first impressions of properties they arrive to inspect, which is why it is SO important to prepare your home for sale from the street frontage to the back fence.
The following tips will help you create a positive first impression for buyers at your open inspections, which may then flow on to a favourable takeaway impression – and maybe an offer:
- Mow the lawns well, which includes trimming all the edges, mowing with a catcher and blowing paths and driveways clean when you’re finished. If you don’t have a good mower and edger, hire a professional lawn mowing service for the home inspection period – it’s worth it.
- At least three or four weeks before your first open inspection, think about your weed removal strategy. It’s time to start pulling them out! Unsightly weeds are a big NO.
- Buy, borrow or hire a pressure cleaner to remove black mould and stains off your driveway, paths and outdoor entertaining area.
- Clean the windows! Grimy windows are not appealing, and greatly detract from homes with pleasant garden outlooks or distant views that you want buyers to appreciate.
- Put the wheelie bins away out of sight. Nobody wants to be greeted with the pungent whiff of stinky rubbish and there is no way to make a wheelie bin look nice, so out of sight (and smell) is the best place for them.
- Give the exterior woodwork a fresh coat of paint. Paint is your friend when you’re selling a home – it gives everything a fresh new look.
When prospective buyers are greeted by sparkling street appeal they’ll take that positive first impression indoors and carry it through as they inspect the rest of your home.
