In a recent savings.com.au, Jacob Cocciolone speaks to Chamberlain Property Advocates about the ins and outs of selling a property that is currently occupied by renters.
The first key point is having a good understanding of the lease agreement and giving tenants appropriate notice based on the terms of the lease. The second key point discussed in the article was giving tenants at least 24-48 hours notice before any property inspections take place. Another key rule is to be mindful of the tenant’s right to privacy and asking the tenant for permission for any photos you might want to take of the inside of the property, permission for any signage you wish to display on the property and for any on-site auctions that will be taking place.
There needs to be open, honest and transparent communication as well as a good understanding of renter’s rights and responsibilities. Always remember that the renters call that property their home and it can be an unsettling time for them as they may not know if their lease will be extended.

“From the first communication advising that the home is going to be sold, right throughout the entire process…explain to them clearly the processes involved, the timelines, the access to the home that will be required, the open inspection times or private inspection times and always provide them with sufficient notice”, Ms Chamberlain said.
