Buying in an area with positive long term growth and local amenities such as good schools and public transport along with cafes and local shops is ideal if financial gain over time is important to you. 

Of course there are alternative locations that may best suit your specific needs such as finances, family, work and lifestyle choices, so buying in the ‘high growth’ suburbs isn’t a priority for everyone.

The Real Estate Institute of Victoria have provided fresh insights into currently high-performing metropolitan municipalities which may help buyers exploring the Melbourne market right now:

1. The Shire of Cardinia has a little gem recording some big improvements! Popular Gembrook has halved its selling time this year, recording just 38 days on market in comparison to 36 within the metropolitan area. 

2. Craigieburn, in the City of Hume, earned the title of the second hottest auction spot in the state to September 2025. Recent data showed a median sales price for a three bedroom home in Craigieburn was $626,750 with a clearance rate of 90.4 percent.

3. Median house prices and median unit prices performed the best in the year to date within the City of Merri-bek. The September quarterly result showed a median house price in Merri-bek of $1,179,500 and a median unit price of $650,000.

4. The Nillumbik Shire was the only municipality to record double digit median rent growth for units, so if you’re shopping for an investment property consider locations such as Eltham, Doreen and Greensborough.
